Full-Service Property Management
This is the most common service provided for our clients that reside both instate and out of state. We take on 100% of the day-to-day management handling everything from marketing and screen prospective tenants, to collecting rent, regular maintenance, move outs and handling the security deposit during tenant turn over. Everything from start to finish is taken care of and your rent is electronically deposited into your bank account electronically every month freeing you up to focus on more important things.

Extensive background checks centered around 5 main points (Income, Credit, Eviction History, Criminal History, and Past landlord references) to ensure your tenants are qualified.

Online Portals for both tenants and clients allow for easy electronic payment, document storage and access, and clear communication for all parties

Tenant Procurement / Placement
This service is huge among landlords of 1 or 2 rental properties when you want to be involved and in charge of the day-to-day things but want a professional service to handle finding the right tenant. Tenant Procurement, also known as Tenant Placement, we will handle all the marketing just like it was one of our Full-Service rentals!
From the photography, online syndication to all the sites on our marketing list, and showings to the applications, background checks and leasing – we’ve got you looking like a pro! We follow all HUD and FAIR-HOUSING guidelines to find you the most qualified tenant, then once the lease is signed and move in day rolls around, we get them moved in and hand over the reins to you! Using NCREC leases and addenda to ensure your leases are legal and secure, along with our wide array of technology for marketing we can shorten vacancy time between tenants and increase the odds of a long-term tenant with a great rental history. We even handle taking the security deposit and turning it over to you at move in! Once they move in you would be their only point of contact and we would no longer be in the middle, but we will hang around until you need us again when they move out in a few years!
Home Watch Concierge
This program is for the management of vacant homes that wont ever get a tenant. A favorite among our part time residents that use their home in Western North Carolina as a second home or vacation home, we take care of making sure it is just as nice when you come back as it was when you left!
Whatever the reason a home may be sitting vacant for an extended period, or staff handles making sure the particulars are being looked after. From maintenance and cleaning, to in person walkthroughs and turn down service just before arriving. These packages are fully customizable from just brief sight visits and maintenance coordination, to cleaning the home and stocking the fridge prior to your arrival. Whatever level we make sure that your needs are looked after until you come back.
