Looking to Rent? Here’s Our Criteria!
We abide by all fair housing rules and regulations to make sure we provide an equally fair and streamlined application process for all parties. We operate "First Come First Serve" unless otherwise noted - and please remember that an application is not complete until the property has been physically viewed and all parties over the age of 18 have applied.
Here are the qualifications:
Income - Must meet or exceed 3 times the monthly rent.
We use the Gross income amount from all parties on the lease. You must be able to prove this income with pay stubs, or tax returns if self-employed. If you are self-employed an additional year to date P & L statement may be required.
Credit - Anything in collections or charged off is cause for denial.
A lack of credit history is not necessarily a cause for denial, but a co-signer may be required.
Evictions/Judgements - We cannot accept an applicant that has been evicted or has a judgement from a landlord.
A nationwide evictions check is preformed for all parties on the lease and applies equally to the whole application.
Past Landlord Verification - Your last landlord must give you a good reference.
If you previously owned a home please list your mortgage company as your landlord.
Criminal History - Any Criminal convictions with Violence, Victims or multiple Felonies can be cause for denial. We will review each applicant on a case by case basis.
Viewing The Property:
You or someone acting as your agent must physically view the inside of the rental property for your application to be considered. If you are not able to view it, you are welcome to have a friend or family member view it in your absence.
Unfortunately, we DO NOT do sight unseen rentals.

Please note we do not provide copies of any application checks. This includes, but not limited to: Criminal Reports, Credit Reports & Eviction Reports. We do not store this information and are only able to access it through it’s provider.
